Phase 1: handover

Following a lot of hard work from everyone involved on the project, we are pleased to say that both Buildings 7 and 9 have now been offered to the client’s team for snagging. We are confident that we will achieve Practical completion before Christmas with all snags closed out.

Early in the New Year, the client’s fit-out contractors will then take over these buildings and commence with the internal fit-out to the tenants area.

Phase 2: Building 10 & 11

Whilst Buildings 7 & 9 have reached completion, progress has continued on Buildings 10 & 11. We now have the new three-storey galvanized staircase installed in Building 10 and the partitioning is complete, making way for the final decoration and third fix mechanical & electrical.

In Building 11, the new floor screed has started to transform the open space, whilst the newly constructed toilet areas are getting ready for their final decoration and finishes.

In the coming week,  we’ll see the start of the external core. This consists of a four store steel frame that will be clad in glass and decorative mesh panel. It’ll house a steel staircase and lift shaft, which will provide the main access point to the upper levels of Building 10.

Phase 3: River works and flood defence

As we near the end of 2021, activities around the river works have started to gather pace.

We have completed the ground investigation works and preparation is in place to set up the temporary flood walls ready for the main works to commence in the New Year.

These works are then expected to continue for the duration of the first quarter of 2022. When completed, they’ll provide a concrete flood wall alongside the River Calder. The piling and frame work within will be ready for the timber deck which will wrap around Building 6 and will sit out over the river, providing an outside seating area for Building 6  which our client is looking to develop later in the year.

We have also been asked to undertake the external landscaping package and again these works are due to commence early in the New Year. Once completed, they will bring the buildings together around  a courtyard with multiple uses and will provide a great outdoor space in the summer months.

People update

Following the success of our Christmas collection last year, we once again reached out to our supply chain and are busy collecting Christmas selection boxes.

We will donate them to the ‘Wakefield Families Together’ charity – an organisation set up to provide help for anyone who lives in the Wakefield and Five town district.

Since our last newsletter, we’ve also welcomed another work experience student from Wakefield College. Grace joins us from the Construction and Built Environment Level 3 course, and has taken a keen interest in Project Management. She’s really enjoying being on a live site, splitting her time between that and the office.
