About the scheme

Sewell Construction is pleased to announce that we have now successfully agreed to T&C in relationship to P3A package and will be commencing contractual works on building 10 & 11 from Wednesday 25th November. This will run alongside P4 package and we are already picking up pace in Buildings 7 & 9.

The vision for Rutland Mills, soon to be known as Tileyard North, is to create a rich mixed-use, inclusive, creative and cultural cluster, with a Programme that includes artists, designers and musicians; digital and tech industries; artisan craft and makers; studios and commercial space; retail; restaurant and hotel offers; event and gallery space; and; provision for education. Our client City Provincial Properties are extremely busy in the background with potential tenants and the development is attracting a lot of interest so I’m sure in weeks to come we will have more information regarding the fit-out and external space.

Propping and Stabilization works.

The forest of props are now in place on the ground floor of Building 7 and nearing completion on the first. This has provided access to the upper levels to allow the survey to be undertaken, the Guano clean and strip out works to progress through the building.

Externally the gable end has been supported and the required permanent strapping works are currently ongoing. This involves opening up pockets in the masonry and casting in reinforced concrete sections on the corner with will provide the much-needed tie between the structurally unstable gable end and main elevation.

Similarly, in building 10 the propping works commence on the 4th November and the surveying and cleaning of the Guano have commenced with the Wet blasting of the external walls due to start next week. The blast is necessary to remove the paint finish from the walls due to the high level of Lead content within the paint. These works fall part of our pre-commencement package and will allow the main works to commence on the 25th of November.

Progress so far

building 7, Propping works nearing completion to the underside of the second floor. birdcage scaffold to the second floor due to commence on the 23rd Nov, once the Guano clean and soft strip is completed.

Building 7, Masonry repairs have commenced along with the external Doff clean ahead of the repointing works.

Building 7 Dilapidation survey undertaken 12th Nov. This is to identify any further decay since the previous report in 2019. From the early indication, this is highlighting further decay and additional works.

building 9, second-floor Wet Blasting is now complete and the Birdcage scaffold is due to be handed over Friday 13th Nov. This is turn provides the necessary access to allow the existing roof to be stripped back and the repairs works to commence. the existing roof slates are to be sorted and any salvaged slates will be saved on-site and utilized on other buildings. Building 7 & 9 are due to be recovered with new slate once the repairs are complete and the new roof build-up is constructed.

Building 9, Soft strip is complete with the windows now removed. This has provided the much-needed ventilation and assistance to help the building dry out following years of water ingress, which his typical throughout all the building on site.

Building 9 external repairs are also motoring on. the building is more or less fully ground out ready for repointing and again the structural repairs are ongoing.

Building 10 & 11, whilst propping works to building 10 commenced on the 4th, our contractual start date of the 25th November means the team have been busy procuring packages and Gearing up to hit the ground running with the external scaffold and strip out works commencing on day one.

Over the next two weeks

Following the successful handover of Harrogate Grammar School Carl Hurdus will be joining the team from the 23rd November and Rob page will be departing to West Hull Health Hub. Although Rob will be missed I'm sure Carl with fit in well and from what we hear he's chomping at the bit to get here and get stuck in.

Masonry repairs will continue on buildings 7 & 9.

The roof works to building 9 are commencing from Monday 16th November and are due to run until the end of January.

We will be continuing the Guano clean as areas come accessible followed by the final Asbestos and Lead surveys.

The birdcage scaffold to building 7 will commence giving access to the major timber repairs to the existing roof trusses and the removal of the existing coverings.

Our contract works will commence in Buildings 10 & 11 which as mentioned will give way to the scaffold erection and strip out works.

This should see the extent of the works up to Christmas allowing only for the partial demolition of building 11 to start and continue into the New year and what will be the biggest New build elements of the works.
