About the scheme

Sewell Construction is pleased to be appointed to upgrade the structural stability of buildings seven and nine at the site currently known as Rutland Mills in Wakefield on behalf of client Opera PM for City and Provincial Properties.

The vision for Rutland Mills, soon to be known as Tileyard North, is to create a rich mixed-use, inclusive, creative and cultural cluster, with a programme that includes artists, designers and musicians; digital and tech industries; artisan craft and makers; studios and commercial space; retail; restaurant and hotel offers; event and gallery space; and; provision for education.

Setup for long term welfare

Our newly installed welfare cabins are now fully operational. We are leading the way with added COVID-19 measures by alerting our operatives to the increased risks and how to stay safe on site. We have also introduced the NHS test and trace QR code with posters placed in our canteen area.

We have also been increasing the site security for site staff, operatives and the safety of our client’s buildings. Measures we have taken include; expanding the hoarding, gates, installing CCTV and introducing an additional signing in/out guard.

Progress so far

Building 7 and 9's external walls are almost enclosed by scaffolding which gives way to external brick refurbishment & full window replacement.

The second floor to Building 9 has now become a restricted access controlled zone, seeing wet blasting being used to wall surfaces to remove lead-containing paint.

The temporary propping designs have successfully concluded on the ground floor to building 7. This has been aligned with Pigeon Guano and lead surface removal, enabling the viability of the propping to commence.

Over the next two weeks

Hoarding will continue to be erected around Tootal Street separating the Hepworth Art Gallery gardens from the one-way vehicular access route leading onto our site.

Window removal is continuing to Building 9 with scaffolding adding access and additional protection. Lucion is helping to keep lead exposure under control by overseeing the works and carrying out added air sample testing.

Systematic propping throughout Building 7 will continue over the next month.

Our commercial team will be appointing the Roofer, Joiner and secondary steel contractor in the coming weeks and Bullen Restoration will be kicking off with the external building clean and structural repairs.
